BēKin Standardized Operating Procedures for Prospective Homebuyers
Effective Date: February 17, 2025
In compliance with New York Real Property Law §442-H, BēKin provides the following Standardized Operating Procedures for prospective buyers. These procedures are consistently applied to all buyers seeking to work with BēKin agents.
1. Identification Requirement
BēKin does not require prospective buyers to show identification before meeting with an agent. However, individual property owners or listing agents may impose their own identification requirements for showings or property access.
2. Exclusive Buyer Representation Agreement
BēKin does not require prospective buyers to sign an exclusive buyer representation agreement to work with one of our agents. However, buyers may opt to enter into an agreement for dedicated representation, which provides additional services and fiduciary duties.
3. Mortgage Pre-Approval Requirement
BēKin does not require a mortgage pre-approval before showing a property to a prospective buyer. However, individual sellers or listing brokers may request a pre-approval or proof of funds prior to scheduling certain property showings.
